Development of Three Luxury Villas in Rural Mallorca

Project 2 :

The building licence for Project 2 has already been granted; the execution project is currently being drafted. This offering consists of three contiguous development projects, led by a family-run developer with decades of experience in building high-end villas, particularly in Son Vida and, more recently, Marbella. Project 1 – Construction Started

This is the first of the three projects and construction has already begun.

The building licence has been granted after a 5-year process — a rarity nowadays for rural plots. A renowned architectural firm from the Balearic Islands has designed the project, supported by a highly acclaimed design team. The basic project is for a single-storey home, maximizing interior height and space. Minor adjustments may be made as construction progresses.

The built surface of the house is approximately 500 m², but including terraces, swimming pool, and outdoor areas, the total construction reaches around 1,500 m². The plot size is approx. 43,606 m². It’s important to note that current planning regulations only allow 300 m² in rural areas, making this one of the last legally approved 500 m² homes in the whole of Mallorca.

Located just 10 km from Manacor and 12 km from the Rafa Nadal Tennis Academy, a major demand driver in the area. Sustainability & Design Highlights A comprehensive landscaping plan is being developed, both for the private garden and the surrounding land.

A well permit has been requested with a capacity of approx. 2,820 m³/year, subject to planting over 100 olive trees and around 12 citrus trees — part of a regenerative and artistic water conservation concept.

The property will be fully self-sufficient in energy, featuring a large solar panel system with batteries and a backup generator. The positioning of the house offers unobstructed 360-degree views across the landscape.


Project 3:

The third project is pending final licence approval, expected in the coming months.

The price will increase according to the level of completed works, and buyers are invited to continue with the existing project manager and construction team if they wish to do so.
